When the Gulf Coast Freezes: Pipes in Exterior Walls and Attics

Water spread across a garage floor in front of a tank water heater on a raised platform

Baytown isn't built for hard freezes, and that's exactly why they cause so much water damage when they come. Homes here are designed for heat. Pipes run through attics, exterior walls and garages with little insulation, and many houses have never had a pipe freeze. When a multi-day freeze arrives, as in February 2021, pipes split all over the region at once. The damage usually shows up later, when the ice thaws and the water starts running.

Where Pipes Freeze in Gulf Coast Homes

LocationWhy it's vulnerable
AtticSupply lines run above the ceiling with little insulation
Exterior wallsPipes to kitchens and bathrooms sit against outside walls
GaragesWater heater and washer lines in unheated space
Outdoor hose bibsExposed to the cold

Why the Leak Shows Up at the Thaw

Water expands as it freezes. The ice splits the pipe, but it also plugs it, so nothing leaks while it's frozen. When temperatures rise and the ice melts, water flows through the split at full pressure. If the split pipe is in the attic, water comes through the ceiling. If it's in a wall, it soaks the drywall and the floor at the base of the wall, sometimes before anyone notices.

Before a Hard Freeze

  • know where the main water shutoff is, and that it turns
  • leave the sink cabinets on outside walls open so warm air reaches the pipes
  • let a faucet drip on the coldest nights if officials recommend it
  • disconnect garden hoses and cover outdoor bibs
  • if you leave, consider shutting off the water at the main

When a Pipe Bursts

  1. close the main water valve
  2. turn off power to any area where water is near electrical, if it's safe to reach the panel
  3. move belongings out of the water's path
  4. photograph everything
  5. call for water damage cleanup; the pipe repair is a separate job

If many pipes burst across the region, restoration companies get busy quickly, the same as after a hurricane.

The Water Damage Side

A burst attic line soaks insulation and ceiling drywall in the rooms below. A wall line wets the drywall cavity and the slab-level flooring. Both need readings, opening where wet, drying and then repair. See leaks inside the house.

After the Freeze

If a pipe split, the first thing you'll notice is often water at the thaw: a ceiling drip, a wet wall, water spreading across the floor. Shut off the main first. Then check the attic, the garage and any wall where a pipe runs to the outside. Several breaks are common in one freeze. The water damage cleanup covers every wet area, not just the first one you found.

Garages and Outdoor Water Heaters

Many Baytown homes keep the water heater in the garage, with its supply lines running along an outside wall. In a hard freeze, those lines and the valves on them are among the first to split. If your heater is in the garage, keep the garage door closed during a freeze, and know where the heater's water shutoff valve is before the weather turns.

Questions

Why do pipes burst after the freeze instead of during it?

The ice holds the water in place while it's frozen. The leak starts when it thaws.

Is a frozen pipe burst covered by insurance?

Sudden water from a burst pipe is often covered under a homeowners policy, depending on its terms.

Should I drip faucets in a freeze?

Follow official guidance at the time; it can help keep water moving in exposed pipes.

Freeze bursts hit older homes in Old Baytown and homes with exposed lines in Dayton. Preparing for storm season instead: hurricane-season checklist.
